Set in a quiet location just a 10 minute walk from the centre of the delightful village of Warkworth, this charming airy cottage with its vaulted ceiling offers excellent ground floor accommodation for couples looking for a romantic retreat. The historic village of Warkworth lies in a winding loop of the River Coquet and is dominated by its famous castle.  There is a variety of independent pubs, cafes, shops and art galleries in the village. Lovers of wildlife will enjoy glorious walks beside the river and castle grounds, listen to the occasional woodpecker, and catch a rare glimpse of a red squirrel, deer and otters if you are lucky enough. During the summer months rowing boats are available for hire and provide a relaxing pastime whilst enjoying the picturesque river scenery.  Just one mile away is a sandy beach stretching north to Alnmouth and south to Amble. Boats trips are available at Amble either for fishing trips or to cruise around Coquet Island, a bird reserve, home to a large colony of Roseate Terns. The market town of Alnwick is Alnwick 7 miles.  Golf, fishing and horse riding available locally.

Access Statement For The Cottage at Coquet Meadows (Created 2/04/2019)


Introduction
The cottage comprises of easy ground floor accommodation, providing open plan living. There are two steps to the main door and a path at the side. Once inside the cottage everything is on the same level. If you have any queries please do not hesitate to ask.


Pre-Arrival
We have an up to date website that will answer all of your
questions. Bookings or enquiries can be made by telephone, e-mail or letter. The nearest train station is at Alnmouth where you can hire a taxi or
catch a bus that will drop you at Beal Bank and then a short walk to the Cottage (look for the sign at the end of the drive).


Arrival & Car Parking Facilities
Parking is on site directly outside of the cottage, adjacent to the
garage building. The access drive is shared with two other houses and there is an alternative access point from the end of Beal Croft over an area
which is gravel. This point of access is the preferred access way for
walking to and from the cottage. The lighting is good and you park on a level tarmac base directly by the cottage. There is motion control lighting at the front door, by the side wall to the cottage, on the garage, by the rubbish bins enclosure and at the back of the cottage clothes drying area. There are two steps down to this area.


Main Entrance & Reception
The cottage is heated by a combination boiler which is fully serviced on an annual basis. There is a two seater settee, footrest and table and chairs for dining. To one side of the main living area is the open plan kitchen which is
fitted with floor and wall units, cooker, fridge freezer and microwave. There is a door off the main room to the bathroom which has a corner bath, toilet, and wash basin and a separate step into the shower cubicle with a shower. There is a second door off the main room that leads to the bedroom where you will find a king size bed, bedside cabinets and a built in wardrobe and freestanding drawers stool and mirror.


Laundry
Access to laundry :- washer, iron, ironing board upon request. Airer
available in the cottage as well as an outside washing line located
to the rear of the cottage.


Shop
You will find a general store and other shops in Warkworth and
three supermarkets and other shops in Amble which is approximately 1 mile away.


Leisure Facilities
You will find a list of leisure and outdoor facilities in the area recorded in a information file in the cottage.

Grounds and Gardens
The gardens are very well maintained with flower beds. Please feel free to make use of the outside patio area and the summerhouse available for use in the warmer months. The owners live across from the cottage and are available should there be an emergency or to deal with any problems.
