Originally home to the blacksmith, Conway Cottage dates back to the mid 1800's and is Grade 2 listed. This stone built cottage stands in a walled courtyard hidden away behind the main street of Rothbury. Having recently undergone full restoration the cottage now provides exceptionally clean and relaxing surroundings retaining charm and character. The courtyard is perfect for relaxed alfresco dining on summer evenings. Rothbury stands on the banks of the River Coquet, at the foot of the Simonside Hills and is known as the Gateway to the Northumberland National Park. The town boasts shops selling locally produced food, charming cafes, a golf course and the Cragside Estate. The estate is famous for its fantastic display of rhododendrons. The endless network of walks and trails, suitable for all abilities, makes this region popular with walkers and cyclists. Alnwick famous for its magnificent castle and gardens is a short drive then onwards to the Heritage coastline with miles of sandy beaches and rocky coves. Walking, cycling, golf and swimming pool all available locally.

Introduction

Our cottage is a situated in the centre of Rothbury in central Northumberland. We have tried to provide as much information as possible in this statement, but if you have any queries please do call. We look forward to welcoming you.

 

Pre-Arrival

  • The nearest bus stop is approximately 200 yards away.
  • The nearest train station is in Morpeth 15 miles away. There are accessible taxis at the station.

Arrival & Car Parking Facilities

  • There is on-street parking.
  • The entrance to the cottage has no steps. The door is 73 cm wide and is hinged to the left.
  • Parking is approximately 10 metres away from the entrance.
  • The on-street parking area is lit by street lighting.
  • The outside light beside the entrance door is switched on from the inside of the house in the porch.
  • The key for the door will be given to you in person upon arrival.

 

General Information

  • The front door is 73 cm wide and the key hole lock 97 cm high.
  • Inside the entrance there is a porch with hanging space for coats and shelves for boots and shoes.
  • The porch opens into the dining room with the lounge being accessed through the left hand door with the kitchen accessed through the far right hand corner. Stairs lead from the dining room to the first floor double bedroom, twin bedroom and bathroom. The stair treads are 20cm high, 79cm wide and 26cm deep. There is a total of 14 steps including a half landing.
  • Heating is gas central heating throughout. There is an open fire in the lounge, and radiators in each of the other rooms. The first bucket of coal is included and can be found on the fireplace.

 

Dining Room

  • Door width 89cm
  • A rectangle dining table measuring 66cm floor to lowest point of table, 1.66 metres long, 0.76 metres wide and 74cm high.
  • Chairs are movable with padded seats and no arms
  • There is a free space of 0.54 to 1.90 metres clear of doors and furniture.
  • Flooring is carpeted with rugs
  • Furniture other than sideboard is moveable

 

Lounge

  • Two lounge seats and two seater settee – fabric upholstered
  • The floor is carpeted with a large rug.
  • Teletext available on TV with remote control. Satellite receiver, DVD player and CD player with radio and tape. Broadband hub.
  • Open inglenook fireplace with fire guard.

  • The worktop height is standard approximately 1.94cm
  • Oven door is drop down with hob above is halogen at standard height.
  • The sink is standard height with cupboards underneath.
  • Standard size front loading washing machine is provided.
  • Lighting is by way of a double fluorescent bulb on ceiling, with under cooker extractor hood lighting.
  • 89cm free space between all furniture and worktops.
  • Good contrast between floor, cupboards and other surfaces.
  • Fridge/ freezer available.
  • Microwave available.
  • Flooring is tiled.
  • Smoke alarm fitted.
  • Fire extinguisher can be found in the under stairs cupboard between the kitchen and dining room.

  • Kingsize bed provided (5 foot wide)
  • Bed height 59cm floor to top of mattress.

  • Bed is moveable if more space is required at either side.
  • Chest of drawers is 79cm high. Bedside tables are 62cm high.
  • Largest free space clear of doors and furniture is 180cm by 180cm.

  • Door width 76cm.
  • 2 single beds are provided and are both 3ft wide.
  • Bed height 50cm floor to top of mattress.
  • Non feather duvets and pillows provided.
  • Largest transfer space available between the 2 beds is 70cm.
  • Beds are not moveable.
  • Chest of drawers is 90cm high. Bedside tables are 59cm high.
  • Largest free space clear of doors and furniture is 140cm by 170cm.

 

Bathroom

  • Door width 77 cm.
  • Double power shower with step up into the tray of 22cm with a door opening of 48cm. Non slip mat provided in bath.
  • Free space in bathroom free of doors and furniture is 2.4 metres by 1.5 metres.
  • Toilet seat height 43cm
  • Space to left of toilet is 37 cm no space available to right of toilet.
  • Flooring is tiled with a bath mat.
  • Good colour contrast between floor and walls.
  • Space under the wash basin is free (no pipes or vanity unit).
